When you own a home, you always need to think about the property value. This is important particularly if you have a future sale at the back of your mind. You have to remember that first and foremost a property is an investment. The financial value of your home is more crucial than the fact that it’s a place where you and your family live. You might think that an issue with the value of your home is always going to be a major problem, like asbestos. Many people are aware that an issue with asbestos in the property can lead to the value decreasing by as much as ten thousand. Why is this? Well, the price will decrease based on the amount it will take to remove the issue from your walls or ceiling. But there are other scenarios where your value could drop significantly due to a problem that is easy and cheap to repair or correct. Let’s look at a few of these issues as well as their solutions.

Typically speaking, when you think about property value you are thinking about what happens when it goes on the market. Once your property is up for sale, you will show it off to estate agents and of course, potential buyers. Both party’s first impression of your home will be based on the exterior rather than the interior. This means that it doesn’t matter if you have a gorgeous contemporary living area when the garden looks like it hasn’t been maintained in years. Gardening isn’t for everyone, and if you live in an area where you are not contractually obligated to keep a pretty front yard, you may find yourself neglecting it more than you should.
Perhaps your grass looks a little more brown than green. Or, maybe your front yard lacks the color that it desperately needs. The good news is that this is easy to fix, all you have to do is get to work yourself or even hire a landscaper. You might be surprised at how cheap the services of these professionals can be.
Smelly Gutters
Is there a stench coming from the roof of your home? It might have been there for a while, and you and your family could have grown accustomed to it. Or, it may be recurring. We guarantee that there is no way an estate agent won’t notice this as an issue when looking at your property. Issues with the gutter can cause this problem, and they may get quite serious if left alone. But again, the issue is typically easy to handle. If you use a roofing company you can install gutter guards. These keep the mess out of your gutters that cause it to clog up and start to smell, and they are fairly cheap. You could definitely fit this into a typical home renovation budget with no trouble at all.
A Little Less Light

Last but not least, you need to think about the lighting inside your home. Are your bulbs old and dated? If that’s the case, then your house will look a little more dull and less bright than the contemporary aesthetic that modern buyers are accustomed to. By switching your bulbs to LED’s for a couple of dollars, you can easily set this right and make sure that dull bulbs don’t dull the value of your home.
